The three-level mall had a successful start; Joske's later became Dillard's in 1987, and Marshall Field's became Saks Fifth Avenue in 1996.

In the late 1980s, Town & Country Mall reached the peak of its popularity, becoming the leading shopping center in this area of Houston—even taking that title from its neighbor, Memorial City Mall, which was struggling at the time. However, by the late 1990s, fortune turned away from Town & Country Mall, and it began to decline. This was when Midway Development Group stepped in, acquiring the fading retail asset with an ambitious plan.

The landscape architecture firm OJB was brought in to completely redevelop and create a brand-new concept. Their task was to transform the outdated mall and surrounding areas into a full-fledged urban space with a developed pedestrian infrastructure. The result of this massive effort was the 47-acre CITYCENTRE mixed-use complex, completed in 2008. Since then, CITYCENTRE has not only celebrated its tenth anniversary but continues to evolve, attracting prestigious tenants and partners, including, for example, Amazon Web Services' first technology center in Houston, highlighting its modern and progressive character.
