The history of this location began in 1890, when the building was constructed as an office and an icehouse for the Tsaritsyn warehouse of the famous Zhigulyovsky Brewery Partnership. In those days, it was one of the city's most modern and technologically advanced structures, part of a complex of eleven buildings. Unfortunately, only this structure has survived to the present day in its original form, becoming a rare example of red-brick industrial architecture in the Russian Revival style.

Throughout the 20th century, the purpose of the premises changed several times. In the 1930s, it housed warehouses, and after the mid-1940s, the building was occupied by the "Yuzhsantekhmontazh" trust, whose specialists were restoring the city's engineering networks. After the collapse of the USSR, the building sat derelict for a long time, gradually turning into ruins until private investors took on its rescue.

The large-scale restoration, which began in 2011, was a true feat by Denis Shilikhin and his team. To maintain authenticity, materials were collected from across the country: original 19th-century bricks were brought from Rostov-on-Don, antique doors from Novocherkassk, and flooring from Dubovka. Today, Loft 1890 is considered a textbook example of the careful adaptation of a historical monument for modern needs.
