The history of one of the most famous shopping centers in Kyiv began in 2005. That year, Estonian businessman Hillar Teder leased a large 17-hectare plot of land for 25 years to build a new shopping and entertainment complex. The first phase of the future SkyMall was commissioned in November 2007. It included an underground parking lot and Ukraine's first O'Key hypermarket, also co-owned by Teder.

The grand opening of SkyMall took place on August 27, 2010, marking the arrival of a major new player on the capital's retail scene. Panorama Group was responsible for the realization of this ambitious project through its affiliate, Prisma Beta LLC. At the time of opening, the total area of the first phase was about 21,000 square meters, not including the massive two-level parking.

An interesting fact from its construction history relates to securing additional funding. In 2009, to complete the project, Hillar Teder invited a partner—Andrei Adamovsky, who invested $40 million in SkyMall. In exchange, he received a controlling stake (50% + 1 share), though the deal allowed Teder to buy back this stake. Subsequently, this agreement led to a long corporate dispute between the partners, which was heard in court multiple times.
